It all started by listening to our seller. The penthouse had been listed before for $3,250,000 by another agent and the price had been reduced to $2,475,000 prior to being taken off the market. Our team sold the unit to the owner when he purchased it originally, so we were really excited to get a chance to sell it again. Blair Mahaffey and I consulted with the seller about strategy and our plan. We originally did not plan to stage the outdoor terrace which was a big selling point for the unit. The seller encouraged us to stage it. We utilized AI to help us maximize the layout, flow, and style of furniture to use. The patio could not have looked better after Blair staged it. We had roughly $5,000 in patio furniture, but it looked like a million bucks. Listening to the seller was key to get this outcome. We then doubled down with professional videographer and drones that got a lot of views and attention on instagram.
Listening to the buyer helped us sell the second unit in the building. I was showing the penthouse to a prospective buyer, and I was able to gather a lot of information about what their needs and desires were. By the end of the showing, they made it clear that this unit was not the right fit for them. As soon as I go the listing signed for the other unit in the building, I called the agent and let her know I had the perfect condo for her clients based off everything they said during the tour of the penthouse. They fell in love with the space, and we were able to negotiate a deal that both seller and buyer were agreeable to.
We bring a lot of experience and knowledge to each transaction, but it is also true that our sellers know their properties better than we do. Our buyers know what they want better than we know what they want. As a broker, I am pushing myself and agents within our organization to be better listeners. The more we listen, the more creative we can be. The more we listen the more options there are to explore. The more we listen the better we can serve those that trust us.
