“There’s a huge opportunity to renovate, redevelop, and rebuild historic properties in New Orleans and the surrounding areas,” says John Hendrix, leader of the Hendrix Group, a real estate team dedicated to helping The Big Easy prosper through connecting buyers with dream homes and investment properties.
In the wake of natural disasters and a global pandemic, the region is suitable for modern-day, income-producing living through a historic rehabilitation tax credit program. According to Hendrix, it’s a substantial incentive that not enough people realize exists. If they do, navigating the federal 20% Historic Rehabilitation Tax Credit program and the 20% State Commercial Tax Credit program can be intimidating.
However, Hendrix and his team help clients take advantage of the opportunity, which makes real estate investments for two-plus unit buildings in the historic district financially feasible, allowing for the preservation of the original character and architectural details.
“It’s the most exciting thing to talk about around here as it maintains many communities that would otherwise be torn down,” Hendrix says.
Sixteen years after Hurricane Katrina devastated the region, many were left wondering if Hurricane Ida in 2021 would leave behind the same damage. However, early signs of the 2005 rebuilding efforts supported by billions of dollars in federal grants proved successful, and heavy construction continues to be a mainstay in the area.
“No one wants to talk about these storms, but it’s a shared experience unique to this region,” says Hendrix. “Regardless of socioeconomic status, we are all in these events together. It galvanizes our communities.”
A Place to Call Home
Beyond historic preservation, The Hendrix Group is all about helping families purchase
and sell their home or vacation property in southern Louisiana, as well as working with developers and owners to manage rental properties and corporate apartments. “It’s what we’re good at and like doing,” says Hendrix. “We get the privilege of selling and managing history at the same time, and serving a community we love.”
His affinity for real estate goes beyond the office. “My passion for real estate originated from renovating and managing a four-unit apartment house while I was in college. I worked for a general contractor building and renovating historical homes in New Orleans after college. It was a graduate-level, hands-on building experience I’d never have gotten otherwise, and I came to understand the nuts and bolts of real estate,” he says.
Looking forward, the firm is busier than ever. Like its clients, many of the group’s agents live, eat, and worship in the communities they serve. With a powerful growth mindset and passion for doing good in the community, the team supports charitable organizations like the Children’s Hospital and Second Harvest Food Bank.
“Serving the families we work with is important to our core values, and we want to leave this place better than we found it,” says Hendrix.
